Changes in housing marketing are happening — here’s what you need to know.

August 2024 we saw:

Increase in properties sold (413 in July)

Increase in active listings (1,069 in July)

35k: Median home sales price decreased by $35k ($925,000 in July)

2 days: homes spent 2 days less on the market in July.

Compass National Real Estate Insights – September 2024

The Jule Team is excited to share our September 2024 Compass Insights including national real estate market data and economic trends. These insights show the changes that are happening in the market as the rate environment normalizes.

Highlights include:

Falling interest rates will continue to push prices upwards as buyers who were on the sidelines come back into the market and competition on listings increases

Due to falling interest rates, applications to refinance a home loan surged 20% the week of September 16th compared with the previous week (CNBC)

About 60% of homeowners ages 65-79 are mortgage-free on their primary homes and about 77% want to age in their current home (WSJ)

Probably the most critical economic trend is that inflation has dropped to its lowest reading since early 2021, and getting close to the Fed’s target of 2%.

The fall real estate market will be very active and prices should remain steady and continue to rise through the remainder of the year.

The Wilson Family Farm

The Wilsons want “to create something that would give people a chance to come out and enjoy the country, disconnect for a moment and get away from the hustle and bustle. That was a joy for us when we were growing up, and for our children, and it’s more important than ever that we offer that joy to others.”

Every October, they open their family farm up to the public to host a fall harvest. Family Fun at the Farm Offerings Include: Hayrides, A Pumpkin Patch, A Corn Maze, A Pumpkin Slingshot and Kettle Corn!
