As the new year begins and the 2026 housing season gets underway, buyers and sellers across Middle Tennessee are entering a market that looks notably different from the fast-paced conditions of recent years. With fresh inventory coming online and demand settling into a more measured rhythm, both Davidson and Williamson Counties are experiencing a period of adjustment that reflects a healthier, more balanced real estate landscape.
In Davidson County, the market has moved into a stabilization phase following years of rapid appreciation. Home prices have leveled off with slight year-over-year softening, while increased inventory and longer days on market are giving buyers more choice and negotiating power. Despite this shift, affordability remains a key challenge as mortgage rates stay elevated, keeping demand steady but cautious and favoring well-priced, move-in-ready homes.
In Williamson County, conditions remain comparatively strong, though growth has cooled from peak levels. Home values continue to hover near historic highs with modest appreciation, particularly in sought-after areas like Franklin and Brentwood. Inventory gains are most noticeable in higher price points, while homes under $1 million remain competitive. Introducing Truce! Truce is a new all day restaurant concept coming to the Cool Springs area of Franklin that aims to blend high quality food with everyday convenience!
Founded by local restaurateur Matt Frauenshuh, who brings more than two decades of hospitality experience, Truce was created around the idea of fine food served fast without sacrificing ingredient quality. The menu will focus on clean, organic, made from scratch dishes and will include shareables, handcrafted sandwiches, salads, entrées, desserts, and freshly baked pastries. Guests can also expect a strong beverage program featuring specialty coffee, teas, smoothies, infused waters, beer, wine, and nonalcoholic options, along with a thoughtfully designed kids menu that makes it accessible for families.
Truce will be located at 1809 Mallory Lane in the heart of Cool Springs and will occupy approximately 4,530 square feet. The space is designed to be both welcoming and functional, featuring a stylish dining room and a large patio intended for community gatherings. To support its convenience driven approach, the restaurant will also offer a drive thru and a mobile app pickup option. Truce is currently under construction and is expected to open in spring 2026, serving breakfast, lunch, and dinner daily and adding an exciting new dining destination to Franklin.
