Williamson County Market Update
The July 2024 Williamson County’s stats are in! Check out how the housing market performed in July and how the numbers compared to June.
IN JULY WE SAW:
3% decrease in properties sold (426 in June)
2.1% increase in active listings (1,038 in June)
Median home sales price decreased by $44,959 ($969,950 in June)
Homes spent 6 days longer on the market in July than in June
The average home sold in 28 days in July (22 in June)
WHAT DOES THIS MEAN FOR YOU
In July we continued to see more homes come on the market than in the previous month. We saw less homes sell this past month, but only slightly (413 sold in July vs. 426 in June). Statistics also show that the median sales price for homes in Williamson County decreased by $44k.
For sellers: More homes are continuing to come on the market, which is increasing competition. Buyers are taking more time to purchase a home, with homes sitting (on average) 6 days longer than we saw in June.
For buyers: More homes on the market to choose from, more time to purchase a home and lower priced homes than previous months.
Compare How Home Prices Have Changed Over The Past Month
Above are the median sold prices for Williamson County cities in July 2024.

Nolensville – $763,750 (+$10,500 from June)
Franklin – $876,773 (+$2,207 from June)
Arrington – $976,452 (-$4,248 from June)
Brentwood – $1,091,798 (+$36,023 from June)
College Grove – $1,452,926 (+$2,926 from June)
Housing prices are continuing to increase month over month. However, home prices are not increasing at the rate in which they previously were month over month.
This tells us that while homes are continuing to sell at a slightly higher price than in previous months, we should not expect to see homes sell well over market value.
Local Spotlight: Tennessee’s Ultimate Fall Bucket List
PumpkinFest:
The largest family fall festival in Tennessee! This festival takes place in downtown Franklin.
The festival takes place on Main Street where attendees can indulge in seasonal food and drinks, arts and crafts, and entertainment.

Gentry Farm:
A seventh-generation farm just a few minutes from downtown opens to the public every weekend in October. It offers hayrides, pumpkin picking, a cornfield maze, and lots of outdoor activities for kids.

The Natchez Trace Parkway
This is one of its most beautiful stretches of highway that runs through Williamson County.
The Double Arch Bridge at milepost 438 provides breathtaking views of Tennessee hardwoods! Stop at The Loveless Cafe for a delicious breakfast afterwards!
Lucky Ladd Farms
Families won’t want to miss the Fall Family Pumpkin Festival at Lucky Ladd Farms!
With more than 50 attractions, including a pumpkin patch, a corn maze, a petting zoo, pony rides, and much more.
September & October
Cheekwood Harveset
With more than 75,000 pumpkins in our annual Pumpkin Village, with three pumpkin houses, sweeps of more than 4,000 chrysanthemums and a nine-foot-tall P’mumkin topiary made of orange mums arranged in the shape of a giant pumpkin.
