Nashville/Williamson County Market Analysis – March 2025
The Nashville real estate market in March 2025 is showing steady growth, with the average home value in the Nashville-Davidson–Murfreesboro–Franklin area approximately $441,401, reflecting a 1.8% year-over-year increase. Median sale prices have also seen an uptick, reaching around $440,000, marking a 5.0% rise from the previous year. Homes are typically going under contract in about 41 days, indicating continued demand, though the pace has slightly cooled compared to the rapid market conditions experienced during the height of the pandemic.
The current market continues to favor sellers, and this trend is expected to strengthen in the second half of 2025. However, rising interest rates could influence buyer affordability, potentially tempering the pace of price appreciation. On the supply side, inventory levels have improved, with active listings increasing by 21% year-over-year as of mid-2024. This rise in available homes offers buyers more choices, although competition remains high due to sustained demand.
Looking ahead, the real estate market in Nashville is expected to maintain its growth, with home prices predicted to remain relatively stable through 2025. However, fluctuations in mortgage rates could influence market dynamics, affecting both buyers’ purchasing power and sellers’ pricing strategies. As such, staying informed about interest rate trends and regional market nuances will be crucial for anyone navigating this evolving market.
