Williamson County Market Analysis – April 2025
As of April 2025, Williamson County, Tennessee, continues to experience a dynamic real estate market characterized by high demand and limited inventory. The average home value has reached approximately $881,371, marking a 4.2% year-over-year increase. Homes in this area typically go under contract in about 37 days, reflecting a moderately paced market.
Inventory levels remain constrained, with 870 homes listed for sale as of February 2025. This scarcity of available properties has led to competitive bidding, often resulting in homes selling at or above their listing prices. For instance, in January 2025, the median sale price was $909,398, an 8.1% increase from the previous year. Additionally, approximately 73% of sales occurred under the list price, indicating that while competition is strong, buyers are still negotiating favorable deals.
The robust demand is further evidenced by the 260 homes sold in January 2025, a slight increase from 258 in the same month the previous year. Homes in Williamson County are selling after an average of 78 days on the market, a slight increase from 76 days the previous year. The sale-to-list price ratio stands at 98.1%, with 10.4% of homes sold above the list price, highlighting the competitive nature of the market. These trends suggest that while the market remains competitive, there are still opportunities for buyers to secure properties below or at listing prices.

New Development Spotlight: Wyelea
