Real Estate Market Update
Davidson & Williamson County Market Analysis – August 2025
Coming into August 2025, Davidson County’s real estate market continues its transition toward a more balanced phase. Median home prices remained steady in the $538,000 to $615,000 range depending on location and condition, while inventory surged 32 percent year‑over‑year, giving buyers a noticeably broader selection. Homes averaged just over 50 days on market—a cooling compared to the rapid turnover seen in previous summers—and buyer activity saw a modest uptick as interest rates stabilized in late July, allowing more thoughtful decision‑making by serious buyers. In Williamson County, while specific August data is not yet available, trends observed in May 2025 showed a 6 percent year‑over‑year decline in average sale price, with the median price holding at around $985,000 and typically spending 25 days on market.
This summer has ushered in a more measured dynamic across Middle Tennessee, with Davidson County offering buyers greater negotiating leverage thanks to elevated inventory and slower sales pace. Williamson County’s luxury market, meanwhile, remains supported by strong fundamentals of its top schools, quality neighborhoods, and overall demand. However, it is showing signs of slight cooling in sales pace and pricing.

Local New Business Spotlight: Pastis Nashville
If you haven’t checked it out yet, Pastis just opened in Nashville, and it’s absolutely worth a visit! It’s a French brasserie with roots in New York City (one of those iconic spots people always talk about), and now we’ve got one right here in Nashville’s Wedgewood-Houston neighborhood. It’s in the old May Hosiery building on Houston Street, and the space is gorgeous: classic Parisian vibes with red banquettes, and mosaic floors.
The menu is full of timeless French favorites. Think steak frites, trout amandine, onion soup, and even a killer burger if that’s more your thing. They also have a really fun cocktail list and a solid wine selection.
