We hope you had a great Fourth of July and have been finding time to relax and recharge this summer! July means Summer is in full swing and so is the real estate market. This month we’re diving into what’s happening nationally and here at home in Nashville.

We’re excited to share what’s new around town from local events happening in Franklin, Brentwood, and the Nashville area to exciting developments popping up in our own backyard. There’s a lot going on in Williamson & Davidson County and we’re here to keep you in the loop!

Real Estate Market Update

Davidson & Williamson County Market Analysis – June 2025

Since the start of 2025, the national real estate market has seen modest but steady growth. Home prices have gradually increased, with year-over-year appreciation hovering around 3 to 4 percent. Mortgage rates have remained elevated, sitting between 6 and 7 percent, which continues to affect affordability for many buyers, particularly first-time homebuyers. Inventory has improved across many markets compared to last year, but nationally, supply still lags behind long-term demand. Despite more homes hitting the market, many remain unsold for longer than expected, reflecting a cautious buying environment. Rental markets have also strengthened, with growing demand and tighter vacancies as more people delay purchasing due to higher borrowing costs.

Here at home in Williamson County, the market has seen a subtle shift from a slow start in January to a more active and competitive environment in July. At the beginning of the year, the median home price was around $949,000, with longer days on market and slightly declining year-over-year values. By summer, we see that prices have leveled out or even climbed slightly, with current median values ranging between $906,000 and $925,000 depending on the source. Days on market have dropped significantly, now averaging under 30 days, and nearly 70 percent of homes are selling within a month. Inventory has crept up, offering more options for buyers, but not enough to shift away from what is currently a seller’s market. Overall, Williamson County has moved into a more active, faster-paced market with signs of growing confidence from both buyers and sellers heading into the second half of the year.

Local New Business Spotlight: La La Land

La La Land has officially opened its doors in Nashville!

This iconic coffee shop and café from Los Angeles, California, has chosen Nashville’s 12 South neighborhood to call home for their first Tennessee location. Since their Grand Opening on July 4th, there has been a line out the door wrapped around the building rain or shine!

We’ve heard that the french toast latte and egg bites are just a few of the items on their menu to die for!
