Davidson & Williamson County Market Analysis – June 2025

Let’s take a look at how the local real estate market is performing across both Williamson and Davidson Counties as we head into the summer season!

As we move into the summer months, the real estate markets in both Williamson and Davidson Counties are showing signs of stability and gradual growth. In Williamson County, the average home value is currently around $881,000, reflecting a healthy 4.2% increase over the past year. Davidson County, while more affordable, is also seeing positive momentum with an average home value of $428,000, up 0.8% year-over-year.

Median sale prices in both areas show a similar story: Williamson homes are selling for about $860,500, while Davidson County homes are averaging $473,000. Properties in both counties are selling for around 98% of their list price, indicating strong demand and relatively fair pricing. Homes are also spending just over a month on the market—37 days to pending in Williamson and 42 days in Davidson—giving buyers a bit more time while still keeping sellers in a favorable position.

Overall, the market is trending toward balance! Williamson County continues to attract buyers seeking upscale suburban living, while Davidson offers more urban options and greater affordability. With summer in full swing, this could be an excellent time for both buyers and sellers to take advantage of steady market conditions and increased seasonal activity.

New Development Spotlight: Bicentennial Park Grand Opening

After years in the making, Bicentennial Park, Franklin’s newest green space, is officially opening to the public—and we couldn’t be more excited to share it with you!

Located right between 3rd Avenue, North Margin, and the Harpeth River, this beautiful 14-acre park sits on the historic site of the former Georgia Boot Factory. It’s been thoughtfully designed to bring new life to the area while honoring its industrial past. You’llfind features like a spacious open-air pavilion, shaded picnic spots, a performance stage, and a unique public plaza that tells the story of Franklin’s historic interurban rail system. They even preserved a restored dust collector from the old factory—such a cool nod to the site’s roots.

The park is built to host 3,000 to 5,000 guests, making it a perfect venue for community events, outdoor concerts, or just a casual afternoon with family and friends. The grand opening celebration is set for Wednesday, June 18th, from 4 to 6 PM, and will include a ribbon-cutting ceremony with city leaders, live music, and more.

Local New Business Spotlight: Perenn Bakery

The wait is finally over!

We’re so excited to share that Perenn Bakery has officially opened its doors right here in Franklin, and trust us—it’s a must-try. We stopped in recently and absolutely loved it. The space is beautiful, the coffee is spot-on, and the pastries? Next level.

If you go (and you definitely should), we highly recommend trying the kouign-amann—a perfectly caramelized, buttery pastry that might just become your new favorite. They also have a full-service restaurant, where we tried (and loved!) the BLT and the garlic confit grilled cheese—both were absolutely delicious.

You’ll find Perenn at 403 Main Street, right in the heart of downtown Franklin. It’s the perfect stop for lunch or a midweek coffee break!
