The Middle Tennessee real estate market is moving into a healthier, more balanced pace this spring—great news for both buyers and sellers!

In Nashville, the median home price is holding steady around $490,000, with inventory up 22% compared to last year. Homes are spending a bit more time on the market—about 82 days—giving buyers more breathing room to make confident decisions. At the same time, a 15% increase in pending sales shows strong ongoing demand.

Williamson County remains a top choice for many, with a median sold price of approximately $860,500 and average home values rising over 4% to nearly $881,000. Homes are selling in around 78 days, and a steady increase in listings means more opportunities for buyers to find the right fit.

Overall, we’re seeing a return to a more thoughtful and sustainable market. With more inventory, motivated buyers, and continued growth in suburban areas like Franklin, Nolensville, and Mount Juliet, it’s a great time to make a move—whether you’re buying, selling, or just keeping an eye on the market.

New Development Spotlight: Hotel at The Factory at Franklin

Franklin’s Board of Mayor and Aldermen has approved a rezoning request to allow for a new 120-room, two-story hotel and parking garage at The Factory at Franklin.

The project aligns with the Envision Franklin plan and received initial support from the Historic Zoning Commission. Spanning 20 acres in the Factory District, the development will add pedestrian-friendly features, public art, and increase on-site parking to 1,066 spaces.

While a construction timeline hasn’t been announced, the hotel marks the next phase in The Factory’s transformation into a vibrant, mixed-use destination.

Local New Business Spotlight: Slice House

Slice House by Tony Gemignani is bringing award-winning pizza to downtown Franklin! Now open at 98 E. Main Street and this location marks the first Slice House in Tennessee!

Founded by 13-time world pizza champion Tony Gemignani, the fast-casual spot is known for its variety of regional pizza styles. Local franchisee Tyler Ichien, with roots in the Bay Area where the brand began, brings this West Coast favorite to Main Street.

The Franklin location will offer whole pies and slices of New York, Sicilian, Grandma, and Detroit-style pizzas, plus gluten-free and vegetarian options. The menu also includes pasta, wings, salads, and drinks like local craft beer and wine.
