Davidson & Williamson County Market Analysis – September 2025
In Davidson County (Nashville), home values have jumped 45% since 2021, with the median price now around $495,000. Inventory has improved significantly, with nearly 5 months of supply on the market, and homes are taking about 54 days to sell—giving buyers more leverage. Price growth has slowed to a healthy 3–5% annually. Many homeowners are choosing to renovate instead of sell, and luxury demand remains strong, with over 18% of listings now over $1 million.
Williamson County continues to be one of the most expensive markets in the state. Median home prices hover around $880,000–$920,000, with slow but steady growth of about 1–1.5% year over year. Homes average 38 to 58 days on the market, and most are selling slightly below asking price. Inventory has stabilized at around 3.2 months, and price reductions are becoming more common.
Overall, both counties are shifting toward a more balanced market. Buyers have more negotiating power than in recent years, while sellers are still benefiting from strong long-term appreciation.

New Development Spotlight: Paramount Tower

Paramount is set to become Nashville’s tallest building, rising 60 stories and 750 feet high in the heart of downtown at 1010 Church Street. Developed by Giarratana LLC and designed by Goettsch Partners, the tower will feature a sleek glass facade with a signature diamond-shaped crown. It will surpass the AT&T Building to become the tallest structure in Tennessee.
The project includes 360 apartments and 140 luxury condominiums, along with a 517-space parking garage and a new five-story YMCA facility.
