Davidson & Williamson County Market Analysis – October 2025

The October 2025 real estate market update for Davidson and Williamson Counties reflects a continued shift toward a more balanced environment across the Greater Nashville area.

In Davidson County, signs of softening are emerging, with home prices declining slightly year over year, elevated inventory levels, and more frequent price reductions. Downtown Nashville’s commercial real estate sector, particularly office space, is under pressure as average property values have dropped nearly 19 percent and vacancy rates remain high at around 24 percent. A recent county-wide reappraisal may also lead to higher property tax burdens, which could further influence both buyer and seller behavior. In contrast, Williamson County remains one of the region’s strongest performers. Home prices are up approximately 10 percent compared to last year, with many properties selling quickly, especially those listed under one million dollars. Well-priced homes in desirable areas continue to attract strong interest, often going under contract within one to two weeks.

Overall, rising inventory and longer days on market are creating more negotiating power for buyers, while sellers must now focus more on strategic pricing, condition, and presentation. Mortgage rates remain a key factor impacting buyer affordability, and seasonal slowdowns in the fourth quarter may further soften activity. That said, Williamson County is still outperforming much of the region, while Davidson appears more vulnerable to downward pricing pressure, particularly in higher-priced segments. Looking ahead to late 2025 and early 2026, we expect a continued move toward market equilibrium, with both challenges and opportunities depending on product type, location, and pricing strategy.

Toll Brothers is launching Franklin Ridge, a new luxury home community in one of Franklin’s most desirable locations near the McEwen Drive and I-65 interchange!
